October 25, 2016

During the removal stages of the defective pool heaters/coolers a plumbing "cross connection" issue developed with the functioning SPA unit. This previously undetected problem caused the SPA to lose temperature control. Unfortunately, the SPA had to be down temporarily. The Pools are still open but getting cold. The following notice has been posted around the Pool and SPA.

“IMPORTANT POOL/SPA CONVERSION ANNOUNCEMENT”

STARTING:
TUESDAY, OCTOBER 25
AND
ENDING:
SATURDAY, OCTOBER 29

BOTH POOLS AND SPA WILL LOSE TEMPERATURE CONTROL. WEATHER CONDITIONS WILL DEDICATE POOL TEMPERATURES. SPA MUST BE CLOSED!

Dear Fellow Owners:

 

As you may have heard, Bob Wyrobek and Randy Montroy are retiring.  They have done a wonderful job for us over the past 11 years…and they will be greatly missed.

 

Fortunately, the East Board has hired an excellent new Manager to supervise the East Property and Personnel.  His name is Ed Kelley…and he began work on June 1st.

 

Ed has comprehensive experience, that will help him in his new Job…including:

  • Accounting, Budgeting and Payroll Administration.
  • Project Management & Contract Negotiation.
  • Personnel Supervision
  • CAM License (Community Association Manager)
  • Education:  B.S. degree in Electrical Engineering.

 

Ed will be working 20 hours per week…usually on the weekday mornings…so I’m sure you will be able to meet him soon, out by the pool area.  Ed is also hiring a full-time employee to work with Bobbie…so together they can continue to maintain the “high quality of common areas” that we have enjoyed in the past.

 

Please join us in wishing Bob and Randy a well-earned retirement…and please help us welcome Ed to Islandia East.

July 22, 2015

On Sunday, July 19th at approximately 10:30 am, Islandia experienced a power outage from FP&L (Florida Power and Light).  An electric pole on the west side of A1A malfunctioned and caught fire.  As a result, a power surge caused severe damage to one of our generator transfer switch panels.  This transfer switch allows generator power to run the fresh water pumps during a power outage. These pumps add the necessary pressure to take city water up to the 20th floors of Islandia I & II. The transfer switch panel is not a stock item and our electrical contractor is diligently trying to locate one. Until then, if we have a power outage, the city water pressure will not be sufficient to properly supply water to all units until power is restored by FP&L. The elevators, emergency lighting and the fire suppression system will all be operable.

ISLANDIA WATER SHUT OFF - SEPTEMBER 3, 2014

NOTICE: WATER SHUT-OFF   On Wednesday, September 3, 2014, the water to the Islandia property will be shut off from 9:00 am until approximately 3:00 pm for necessary maintenance to the fire water supply and the water supply to the property west of A1A. During this time the water to Islandia I and II will be off and the pool area restrooms and the car wash will be closed.

Subject: Car Vacuum Survey

It has been proposed that the Islandia East Association add a token vacuum cleaner to the overflow parking area for use by Islandia residents. Initial cost to purchase and install the vacuum (similar to those found at self service car washes) is estimated at $2,000, to be funded from the current Islandia East budget. On going annual cost for maintenance and repairs are estimated not to exceed$500 per year.

The survey sign in sheet to indicate if you are in favor or opposed is located outside your building's office.

The beach restoration work is nearing completion. For those of you who have not seen it first hand, the beach next to the original bank is quite large (The "berm) and is approximately 50-60' wide. At its end, there is a slope down to a lower beach area, also restored sand.
 
It is very important that people do not walk on the berm area. Starting very shortly this area will be planted to help hold this area together and walking on it will cause unnecessary erosion. For this reason, the berm area and the slope down to the new beach ares should be avoided.  
 

 

April 19, 2013

Beach Project

All permits are in place and work started Friday, 4/19, to re-build the walkovers to the beach now that sand renourishment has been completed and all heavy equipment has been moved. The vertical supporting pilings are being put in place, and a temporary set of steps have been built to permit access to the beach while both crossovers are being completed.

 

The crossovers will extend horizontally across a wide 30’ berm, and then steps will descend over a slope to the beach. As the final part of the project, the contractor will plant sea oats and a variety of native beach plants from the existing dunes across the berm and down the slope to the beach.

April 8, 2013

Crossovers from Islandia I and Islandia II have been removed in anticipation of the Beach renewal project moving into our area. The plan was originally to continue north to south after Ocean Towers after moving the sunken line in the ocean to Corridor #2, coming ashore near the Islandias.

However, plans have changed to bypass Corridor #2 and go directly to Corridor #3 near Miramar Royale and from there come north. This will delay the arrival of the sand to our area. Because of this delay we no longer expect access to the beach from the Islandia passovers within two weeks.

We will let you know more definitive dates as this work progresses.

Crossovers from Islandia I and Islandia II have been removed in anticipation of the Beach renewal project moving into our area in the next few days. Beach access is available to residents at the Jensen Beach in Martin County by the roundabout, or in the next day or so at Dolman beach north of the Islandias.

We expect access to the beach from the Islandias to be resumed within two weeks. We will let you know more definitive dates as this work progresses.

Dear Fellow Members of Islandia East Association,

Your Board of Directors unanimously requests your approval of two proposals; namely, an amendment of the voting rights provisions and the authority to transfer reserves, both as described below. You are requested to indicate your support of these proposals by promptly executing and returning the Limited Proxy in the enclosed return envelope or by delivery to the office of your building. Approval of Proposal 1 requires a super majority (2/3rds), so every vote is important.

Proposal 1:

Amend the Association’s Amended and Restated Declaration of Covenants, Restrictions and Easements “Declaration” Article II, Section 3 (b) which provides:
“In the event the Condominium Unit is owned by more than one (1) person or entity, those persons or entities shall sign a voting certificate designating one of them for the purpose of casting the vote that is appurtenant to their Condominium Unit.”
by adding the following new sentence to Article II, Section 3 (b):
Unless a voting certificate is filed with the Secretary of the Association any vote of the Owners of a Unit owned solely by a husband and wife shall be cast by either the husband or wife, and any vote so cast shall be binding on the Owners of such Unit.”
During recent elections the most significant reason for rejection of ballots has been the failure of Members to file a Voting Certificates as required. The amendment will mitigate that problem in the case of Units owned by a husband and wife.

Proposal 2:

Authorize the transfer of reserves from their current component accounts to a reserve pool.
                                   
Space does not allow a full description of the reserve funding alternatives but the outcomes are described below. It should be noted that, over the full service life of the reserve items, full funding is required under either method.
Currently, reserves are funded on the Component Method under which each reserve item is funded separately and reserve funds may be used only for each specific reserve item. By using the Cash Flow Method of reserve funding, which your Board favors, the funds in the reserve pool may be used to pay for any and all reserve items. This flexibility minimizes the prospect of special assessments to fund any shortfall. The switch to the Cash Flow Method is feasible only if current reserves are transferred to the reserve pool, which transfer requires Member approval.

Continuation of the Component Method will result in an increase in reserve funding of approximately $13,000 for the 2013 Budget due, in large part, to newly identified items requiring reserve funding. Also, several  reserve items are currently fully funded therefore there would be no provision for them in 2013; however, in future budgets, as those reserves are expended, increased annual funding of approximately $9,000 will be required as funding for those items is resumed. Using the Cash Flow Method, the reserve funding for 2013 would only increase approximately $500 but would also limit future increases vis–a--vis the Component Method.

Most of you are probably aware that Reggie Washington, our lead man at the guardhouse, has been ill and in the hospital lately. We expect him to be out of work for about another two weeks. He is getting dialysis to help his health.

Reggie has been a good friend to many of us and we think that we should try to help in this situation. While he is not at work, he gets no pay. In addition he has no health insurance that we know of. So he is probably hurting financially at this time. If anyone would like to make a donation, his address is:

BOCCE COURTS NOW OPEN
   

The bocce courts are now open for your enjoyment. The bocce court open hours are 8:00 AM until 8:00 PM or dusk Monday through Sunday.  Unit Owners/Tenants can obtain the bocce balls, including directions, at the guardhouse. An adult must accompany children. Owners/tenants will need to sign for the bocce set and failure to return the set will result in a charge of $100.00 to the owner/tenant for a replacement.  Open court times are on a first come basis and the maximum court time usage is a two hour limit (reservations will be made for league play only at this time.)

The Islandia East Board of Directors has accepted the resignation of Tom Gilson. As secretary/treasurer Tom was a valuable asset during the rebuilding years. We look forward to working with Tom in his role as president of Islandia I. Gerald Devore has been appointed to serve the remainder of Tom's term.

Islandia East, A.K.A., the East Board serves all residents in our complex. East is responsible for the security and maintenance of most of the outside property and facilities. These include the dunes, swimming complex, main entrance, guard station, tennis courts, overflow parking lot and most importantly the power plant across the road.

A staff of three maintains our property. Manager, Bob Wyrobek, Randy Montroy and Robert Irons take great pride in their work to keep Islandia beautiful and safe. The safety element includes twenty-four hour security service. This service is contracted but manager, Bob Wyrobek supervises the guards. We also have camera surveillance for the buildings and grounds.

We are a large, private complex of condominium homes with a thousand feet of oceanfront and over eight acres of land. Imagine a small village or town…this is a big responsibility and requires the cooperation of all our residents.

Condominium living has rules and regulations to operate successfully. Many of the rules and regulations are required by law. The swimming pool rules are suggested by the government of St. Lucie County. Since there are no lifeguards these rules are posted for all residents and guests. They are designed for the health and safety of everyone. Security guards use cameras to monitor the pool and other areas of the complex. They are instructed to enforce all the rules and regulations and to err on the side of safety.
Islandia is not a resort hotel; it is a residence!

Keep this in mind when you entertain family and guests. Know the rules and cooperate with our staff. If we all do this, Islandia will continue to be a safe and beautiful place to live.

Islandia East Board and management strives to provide a beautiful and safe environment for all residents.  To achieve this requires careful budget controls and hard work.  All restoration projects have been completed under budget.
 
CLICK HERE (click on "slideshow for best viewing) to see pictures of our power plant and maintenance building.  As you can see there have been many upgrades and improvements.  This area is the heart of our complex.  It provides us with the drinking water and fire water needed to supply two very large buildings, as well as emergency electricity.  This requires constant monitoring and maintenance by licenced professionals and our staff.
 
Our staff works hard to keep the grounds, the dune, and the pool area clean, safe, and attractive.  We welcome suggestions which should be made to our manager, Bob Wyrobek (bcr5@bellsouth.net).  After all...it takes all of us to make Islandia a great place to live!!
