The entrance to Islandia I is being changed. The construction of a waterfall structure, similar to the one at the Claridge and is being designed and constructed by the same builder who did theirs. This constuction is part of the parking lot paving and entrance improvement projects and should be completed in a week or two.

The birds, formerly in the circle, have a new nest in a beautiful setting on the ocean side.

July 11, 2014 - Big Changes at Islandia I

 

The Lobby redecorating committee has completed its work and the results are shown in the pictures at the link below. The committee of Pat Hoogendoorn, Julie Hegedus, Kathleen Devore and Fran Whitehead, with support from Ernie Raaz did a great job and has been greeted by all as a great improvement to the Islandia I Lobby. In the committee's words, “the changes bring the "casual elegance" look they strived to achieve for the lobby of our home here at Islandia I.”

 

In addition to the completion of the lobby redecorating project, the project to repave the parking lot is also now completed giving the whole property a new fresh look.

The purpose of the survey is to collect the information necessary to make a number of decisions over the next few months regarding TV, Internet, and telephone connections to the Islandia I building. Timely owner input is very important to the Connections Committee which has been missioned to make these recommendations to the Board of Directors.

You either have or are about to receive an inspection report from Expert Shutters as part of the Association's annual inspection program.

 

If your shutters are "Storm Ready" you do not have any repairs needed at this time. You may see a dollar figure written in the top right hand corner of the report (e.g., for 5/6 units it could be $54.00".) This is the payment due to Expert Shutters from the association for this service and is NOT due from you.

 

If your unit requires "minor repairs", or "Refurbish", or "Replace" an estimate of costs should be included with your report. Either way the dollar figure in the upper right corner of the page is not your individual responsibility.

CATWALK SHUTTERS AND BALCONY

PAINTING SERVICES

 

Islandia I is committed to maintaining our property to the highest standards.  We have replaced the tile on the catwalks, replaced the lighting, and are painting the catwalk railings. It is for that reason, we ask all homeowners to consider the condition of the paint on their catwalk-side hurricane shutters. 

Islandia I has obtained a discount rate with J.B. Painting for repainting the catwalk shutters and window frames at a substantial savings. You may choose to paint the shutters, frames, or both. In addition, J.B. Painting has also provided discount rates to repaint your rear balcony railings, sliders and fixed windows. This service includes removing loose and scaling paint, sanding and wiping down surfaces, spot priming bare areas, and applying a finish coat of enamel. CLICK HERE for full pricing.

Expert Shutter Services conducts the annual shutter lubrication and inspection

May 24th

All owners and the Islandia office receive condition reports back from Expert Shutter Services

Week of May 27th

Islandia management reviews the reports and verifies the condition of all shutters identified as not storm worthy

Week of June 3

Islandia office sends letters to all critical units requesting a response and plan of action within 15 days with the work to be completed by July 15th

Week of July 1st

Islandia office sends a 15 day final notice including a quote by registered mail to owners who have not responded or responded with inadequate action to resolve the issue

 

The final notice will serve two purposes:

First, to explain that their inaction is putting Islandia residents and the Islandia 1 condominium building at risk and as such the Association by Florida law must repair or replace the risk item.

Second, to make them aware that the Islandia I Condominium Association is going to have the required work performed on or about July 22 and that cost plus interest will be assessed to their quarterly maintenance fees and that the association is placing a lien on their unit. Once payment has been received including legal cost Islandia 1 Condominium Association will release lien.

Over the recent past the building has experienced a number of power outages. These kinds of outages have the potential to damage computers, refrigerators, TVs, cable boxes/DVRs, modems, routers, and other expensive electrical appliances.

To mimimize potential damage to these electrical appliances, many people will install surge protectors on each unit. Firms servicing the building offer "Whole Home Surge Protectors" which eliminate the need for surge protection on each appliance by installing a single protection unit into your circuit breaker panel to provide surge protection for the entire apartment.

The Islandia I Board of Directors, following many meetings, discussions, and arguments has taken the position that we fully support a Yes vote on the proposed beach re-nourishment project.  The bottom line, basically, is that we need to have this project completed in order to insure that our properties weather any upcoming storms better than we would if this project is turned down.  Restoring the dune and the beach is an investment to protect our property.  It is insurance the same as we pay for fire insurance on our condos and homes to protect against catastrophic loss.  For what amounts to less than $9.00 to $15.00 per month, we will have a better dune and a better beach.  The following points reinforce our stance to take a Yes vote:

  • The state and county are contributing 66% of the overall cost.

  • The project may allow us to become part of the Martin County federal program for beach restoration.

  • The project puts us in line for possible future state and federal monies to repair and restore beach damage due to hurricanes.

  • FEMA has changed their rules.  Their position now is that if beach has not had re-nourishment activity for 5 years prior to major storm damage, then the condo associations are on their own.  If it has been re-nourished, FEMA will restore to condition prior to the storm covering 70% of the costs.

  • The district being set up to collect these fees is a one-time event and cannot be used for any additional work in the future.

  • St. Lucie County has already expended $3.1 million in planning and permitting this project.

  • The objective of the project is to widen the dunes and increase the beach front depth.

  • Owners can select one of three payment plans.  Discounted up front for $1,002.86, one-time $1,196.14 or annual $170.32 for 10 years (projected 8% interest rate, could be lower).

While some may quibble over the methodology to determine who has to pay, and how much we have to pay, but it is what it is.  The only decision to be made now is whether we want this work to proceed and if the cost is worth the insurance it provides.  Over the years, we all have made a significant investment in our units and our properties.  A major part of that investment is the view, the beach and the dune for protection.  Does Mother Nature play a role?  Of course and it is unpredictable.  We believe that our beach and dune maintenance is part of living at the beach.

In summary, we believe approval of the project is in our best interest in the long run.  We ask for your support as owners at Islandia. Remember, your ballots are due to St. Lucie County Engineering, 2300 Virginia Avenue, Ft. Pierce, FL 34982-5652 no later than Friday, February 24, 2012.

BATHROOM LEAK

Q: My upstairs neighbor's bathroom leaks and has not been repaired in three years. The condominium board says it cannot help. The manager offers no solution and does not help. An attorney says at best I could sue only for damages.

On one occasion, the repairs cost me thousands. Surely there must be a remedy.

A: Here are the responsibilities:

The upstairs unit owner is responsible for the repairs to stop the leak. The lower unit would be responsible for repairs to their unit. The condominium would be responsible for the drywall repairs. All parties should have insurance to cover such losses and repairs.

I would notify the upstairs owner and the condominium by certified mail of the past problems. Warn that failure to make the necessary repairs will force you to take legal action to recover losses in event the problem is not repaired.

Since the condominium does have responsibility for their possible damage repairs (the drywall) and I am sure the documents have some reference to this matter, the board must take action to prevent a recurrence. The board should notify the upstairs owner to make repairs to prevent future leaks.

If no action is taken and you have future damage from a leak, you have strong grounds to sue not only the upstairs owner but also the condominium. I would talk to your insurance agent; if you do not have insurance, quickly obtain a policy. Your insurance agent will also provide assistance and could also send letters.

Further, on the ballot to elect the board of directors, it is NOT necessary to identify yourself in the spaces provided. This should have been omitted from the ballot.

Propose delivery of secured broadband wireless internet to the Islandia I property

  • Install a broadband cable connection into the building, like PCCTV does today
  • Install radios in six (6) locations on the roof and other locations
  • Install booster/repeaters as needed for individual units
  • Owner does not need
    • Modems
    • Wireless routers
  • At very attractive rates (~$21.00/month)
  • Offers both individual and bulk delivery options

Issues:

  • Need to better understand owner interests/requirements for a wireless service
  • Insufficient time to analyze Cloudnet alternatives for bulk or individual options

On Monday, November 15th, a company named Cloudnet will be meeting with us in the Islandia I Social room at 2:00 PM to discuss their wireless Internet offering. Cloudnet came to our attention because of the service they provide to all of Nettles Island.
 
Their service is wireless access to the Internet from a location or building, without the need for modems, routers or any other equipment in your unit. Think of it like going to a hotel with Internet where you just connect to the service with a code and you get on the Internet with secured access.
 
If it works as advertised, they ensure connection is provided to the Internet without you having to worry about the technology to get it to you. They state they have many flexible usage plans which might be attractive to owners renting units, or people here for short terms, as well as full year residents.
 
We met with them a couple of weeks ago and they have done a physical survey of the building and are now coming back with a proposal. If you are interested in hearing what they have to say, join us in the social room on Monday.

Effective July 23, 2010, Hector Colon has been terminated from his position at Islandia.  For the past year or more Hector has had increasingly more difficulty in performing his required duties here at Islandia.  After extensive discussions within the board it was decided we needed to move on this issue.  Several alternatives were thoroughly explored but none, other than separation, were deemed as acceptable.

You should be aware that the Board has provided separation allowance in keeping with his long term service to Islandia.  We will assist him, if needed, with enrolling for unemployment insurance compensation.  In addition, Hector will still be able to continue performing tasks for unit owners such as apartment watching and newspaper delivery, as he has done in the past.

The Board thanks Hector for his past service to the Association and wishes him the best of luck for the future.

July 15, 2010: Islandia I Property Manager

On July 9, 2010, the board of directors released Jennifer Eckenroad from her responsibilities as the property manager for the Islandia I Condominium Association. The board of directors wishes Jennifer the best of luck in her future endeavors and thanks her for her contributions to the association.

The board has offered the position of property manager to Mr. Ernst (Ernie) Raaz. He has accepted the offer and will work part-time for the remainder of this month as he completes outstanding commitments with his company, Stuart Construction.

Ernie is well known to many Islandia I owners and has an excellent reputation for his construction work in Islandia. He has a strong focus on providing quality and timely results. Throughout his career, Ernie held numerous positions in corporate management over a period of 26 years; he started Stuart Construction in 2007.

The Islandia I board of directors, on behalf of our owners, welcomes Ernie to Islandia I and we look forward to working with him to continue the management of the Islandia I Condominium as one of the quality buildings on Hutchinson Island.

Bob Wyrobek and Randy Montroy have elected to end their time as our landscape caretakers.  The Board would like to thank them both for the work they have done and the high standards they have set. The Board will move quickly to find a quality replacement that will maintain this high standard. Bob and Randy will continue their respective roles with the Islandia East Board.

Islandia I Condominium Document Revisions:

Click on the links below to view and/or print the revised Islandia I condominium documents. Changes are highlighted in the right margin.

You wil be asked to approve the final documents at the Islandia I Annual Meeting on January 16, 2008. A proxy to vote on these revisions will be mailed to all owners with your first quarter 2008 maintenance billing.

If you do not plan to attend the annual meeting, please send in your proxy so your vote can be included. As an alternative to mail, you may e-mail your votes to golphinut@comcast.net and they will be submitted to the office. Another alternative is call Margaret Leonard in the office (772-229-3591) and she can record your votes. A lot of time, effort, and legal expenses have gone into preparing these documents, so let's get them approved. Thanks.
